Minutes

June 28, 2006

 

Call to Order:  The special meeting of the Bridlepath Homeowners Association was called to order by HOA President Chris Koehler at 7:11 pm.

 

Board of Directors Present: Chris Koehler, President; Bonnie Pearce, VP/Secretary and Laurie Husbands, Treasurer.

 

Board of Directors counted ballots which had been mailed to all members.  This ballot read “The board of directors shall consist of at least three (3) and not more than five (5) members.” - a change to section 3.3 of the bylaws.  39 ballots were received - 38 yes and 1 no.  Motion was passed

 

 

Board Update:

 

Discussed fines in CCRs and suggested the members read them.

 

Discussed sensitive areas - including the blackberry bushes.

 

Discussed lots 51 and 8.  Builder expects to build on lots as soon as it is approved by the city of Kenmore. 

 

HOA meetings will be every other month.  Chris said to assume they will be on a Wednesday evening.

 

Discussed parking on the sidewalks and vehicles parking on the street for over 24 hours. 

 

Discussed the Brightwater project and how it will probably only affect traffic to and from our neighborhood.

 

ACC was introduced to the members – James Lupori, Phil Greany and Lisa Fraser.  They will have their first meeting at the next Board Meeting on July 12th.

 

Minutes from last meeting were passed around and approved by members.

 

Treasurer Report:

 

Income received, expenditures year-to-date, income and expenditures expected by year end, current balance and projected balance at year end, were reviewed.

 

 

 

Committee Reports:

 

Grounds Maintenance:  Harvey Moul spoke for committee. Discussed bids received by committee and amount for yearly maintenance of grounds.  Leaning towards Total Landscaping Corporation as it is a large company with many tools and workers.  They gave a bid of $5,400 for the year, $680 initial clean-up of the tot area and $1,675 initial clean up of the tennis court and area around it.  Discussed blackberry removal and water retention area in the front where the grass is long.

 

Improvements:  Lisa Cobb spoke for committee.  Discussed play structure with Rainbow.  Bid and photo was passed around the room for members to view.  Questions arose about liability and insurance.  Discussed putting sign up to read “at your own risk” by play structure.  Lisa discussed gazebo, bbqs, security gate and increasing size of fence.  Updated members regarding discussion with Justin at HH regarding painting lines on tennis court.  He agreed to have this done but no date was given.  Suggestion for a pickle ball court was given so we wouldn’t have to make fence higher.  HOA members joining committee: Jesse Mayor and Brian & Angela Compton.

 

Social: Laurie Husbands spoke for committee.  Discussed upcoming BBQ and garage sale.

 

Safety Committee:  Stan Seo spoke for committee.  Discussed block watch and how 80% of neighborhood would need to be involved.  44 homes from the neighborhood would have to be at the meetings.  Discussed calling 911 for suspicious issues.  City of Kenmore is doing a traffic emphasis.  Call 911 if trespasser goes into the common area.  There is a total ban of fireworks in Kenmore.  Need to park 15 feet back from curve on roads.  Discussed Kenmore Noise Ordinance – applies all day long.  Can call 911 to report.

 

New Board Members: 

 

Nominations were given for Stan Peterman and Valerie Rose.  Voted by hands which were overwhelming yes for both Stan and Valerie.

 

Adjournment – President Koehler adjourned the board meeting at 8:55 pm.
